The Year-Round Hawaii Home Maintenance Checklist

Hawaii homes don't face snow or freezing pipes — they face something more patient: salt air, UV, humidity and termites, all working year-round. The homes that stay solid are the ones with a maintenance rhythm. Here's a practical one, organized around Oahu's dry summer (roughly May–October) and wet winter (November–April).

All year

Walk the exterior monthly. You're looking for peeling caulk, soft or discolored wood (press suspicious spots with a screwdriver), mud tubes on the foundation — the termite calling card — and rust blooming on hinges, railings and fasteners. Run every bathroom exhaust fan and make sure it actually pulls air; a working fan is your best mold prevention. Test GFCI outlets quarterly and keep AC or dehumidifier filters clean — humidity control is structural protection here, not just comfort.

Dry season (May–October)

This is project season — the time for exterior work while the weather cooperates. Wash the house and driveway, then inspect while everything's clean: touch up paint before UV turns chips into peeling sheets, reseal decks and lanai rails, re-caulk windows and exterior gaps. It's also hurricane season from June through November, so check that shutters or plywood plans are ready, trim anything overhanging the roof, and secure loose lanai furniture plans before a storm is on the map.

Wet season (November–April)

Gutters are the headline: clean them before the first kona storm, not after, and flush the downspouts. Watch ceilings and window sills for new stains after heavy rain — a small stain investigated early is a patch; ignored for a season, it's a drywall-and-mold project. Swollen doors and sticky windows show up now too; a pro can plane and seal them so they work in every season, not just the dry one.

Quarterly

Flush the water heater a bit to clear sediment, check under every sink with a flashlight (slow leaks announce themselves as warped cabinet floors), tighten anything that's worked loose — towel bars, railings, gate hinges — and knock down mildew on shaded walls before it establishes.
